A pre-monsoon waterproofing checklist for older buildings

Seepage rarely starts where you see it. Here is what we inspect before recommending any treatment.

Monsoon damage often looks like a ceiling stain — but the source is usually elsewhere.

Before recommending a membrane or coating, we check terrace ponding, parapet cracks, bathroom wet walls, plumbing joints and external plaster. Treating only the visible patch wastes money.

A practical pre-monsoon checklist:

1. Clear terrace debris and check slope / drain points.

2. Inspect bathroom and kitchen wet areas for hollow plaster.

3. Look for hairline cracks on external elevations.

4. Confirm previous waterproofing age and failures.

5. Run a controlled ponding test where needed.

Only then do we choose the system — coating, membrane, or hybrid — and document warranty coverage clearly.
